2018 - 2022

In 2018 GBF Immobiliare assisted the owners in all phases of the real estate operation related to a ground-floor building located at Corso di Porta Vittoria 54, in the heart of Milan.

The assignment began with a thorough preliminary valuation of the real estate portfolio, consisting of over 45 residential units and 2 commercial units, analyzed from a technical, urban planning, legal, and economic perspective. Subsequently, GBF Immobiliare handled the acquisition of the entire building, defining an operational strategy aimed at maximizing the overall value of the asset.

The final phase of the operation involved the management of the fractional resale, strategically planned and conducted through careful market positioning, pricing definition, and coordination of operational and commercial activities. The adopted approach allowed for optimizing economic results and best enhancing the potential of the property.

Via Ciro Menotti 24, ROME (Rm)

GBF Immobiliare, directly through its own director and founder and on behalf of the owner companies, coordinated the entire real estate enhancement process related to the complex located at Via Ciro Menotti 24, Rome.

The operation involved over 60 real estate units, including apartments, commercial spaces, and parking spots, and was managed in an integrated way throughout all the phases of the real estate cycle. In particular, GBF Immobiliare handled the asset acquisition, the management of issues related to leased units — including contractual, legal, and operational aspects — and the subsequent resale of the individual units, following a strategy aimed at maximizing the overall value.

Started in 2017 and completed in 2019, the operation stood out for its high level of organizational efficiency, the reduction of execution times, and the optimization of resources, achieving particularly significant results considering the strategic importance and centrality of the asset in the Roman urban context.

Rome. Milan. Over 200 free and leased real estate units

Since 2017 to today, GBF Real Estate has, thanks to the solid experience gained in the integrated management of complex real estate transactions, operated and continues to operate on over 200 real estate units located in the main strategic areas of Rome and Milan, mainly on behalf of Real Estate Funds and major real estate acquisition companies. 

The activity has included conducting thorough technical and legal due diligence, aimed at a complete analysis of the assets from an urban, cadastral, systems, and contractual perspective. Following these checks, GBF Real Estate managed the entire process of economic evaluation, acquisition, management, and resale of the properties, both free and income-generating, successfully managing the relationship between the property, tenants, and new buyers.

Sporting Mirasole di Noverasco

GBF Immobiliare, in collaboration with another operator in the sector and maintaining operational management, handled the entire process of acquisition and subsequent sale of over 250 real estate units within the prestigious Sporting Mirasole residential complex, located in Noverasco (Milan).

The operation was managed through a , which involved all stages of the real estate cycle: from preliminary analysis of assets and definition of operational strategies, to the management of commercial activities and finalization of sales. Particular attention was paid to the enhancement of individual units and correct market positioning, in order to effectively respond to the needs of a broad and diversified clientele.

Launched in 2022 and completed in 2024, the operation represents a success story in terms of volume managed, operational efficiency, and coordination capacity, further consolidating GBF Immobiliare’s role in managing large-scale complex real estate operations.
